For most of the 20th century, Tivat was closed off by its naval arsenal. Today it is the most international town in Montenegro, and Porto Montenegro is the reason.
The arsenal
The Austro-Hungarian navy built an arsenal at Tivat in the late 19th century, and it remained a naval repair yard through the Yugoslav era, until it fell out of use.
The marina
In 2006 the site was sold to an investor group led by Peter Munk, and the first part of the marina opened in 2009. It now has more than 500 berths, for yachts of up to 250 metres. The Naval Heritage Collection, in an old building of the arsenal, keeps its memory alive.
Where warships were once repaired, superyachts now tie up beside a promenade of cafés.
Living there
Around the marina there are now several residential neighbourhoods, from Vero & Versa to Boka Place, with hotels, schools, shops and restaurants close by, and Tivat Airport a few minutes away.
For buyers
Apartments here are among the most expensive on the coast, and many are bought directly from the developer, which usually means VAT rather than transfer tax. Owners often let them when they are away.
Our advice: visit out of season too, to see what the marina is like in winter, ask the developer in writing about service charges and rental rules, and have your own lawyer check the contract before you pay a deposit.
